What does the Rent Inflation chart show?

The rent inflation chart displays quarter-on-quarter and year-on-year changes in average Irish rents, using the Residential Tenancies Board (RTB) Rent Index as its primary source. The RTB collects data on new tenancy registrations, making this one of the most reliable measures of actual rent levels paid — rather than asking prices on listing platforms.

Rising rent inflation is a key indicator for buy-to-let investors evaluating yield sustainability, and for policymakers tracking affordability pressure. In Rent Pressure Zones (RPZs), annual rent increases are capped, so this chart also helps identify the gap between capped existing tenancies and new-let market rates.
